Cast Iron Drain Pipes
Bayshore is over 40 years old and our cast iron waste water pipes are showing their age. Recently we had a pipe split open within a unit in the north tower and had to be replaced. Federal Pacific (FPE) Stab-Loc circuit breaker boxes are still in use at Bayshore. They are a potential fire and safety hazard. Professional electricians recommend that these panels be replaced and your Board of Directors highly recommend that you do so. The normal cost of replacing these panels run between $900-1000 or more. Engineered Life Safety System
Governor Ron DeSantis signed HB 7103 into law in mid 2019. This means that buildings (like Bayshore) constructed prior to 1992 which are 75 feet or higher will now have an additional four years (1/1/24) to install an Engineered Life Safety System (ELSS). This legislation provides more time for communities like ours to marshal the financial resources needed to ultimately install these life safety systems unless a complete opt out is achieved in the next few years. An inspection of unit Water Heaters, Water Shutoff Valves and Electrical Panels was completed in 2019 to record installation dates and condition. A letter was sent to owners if any of these items needed attention. Owners are encouraged to replace Water Heaters that are over 10 years of age. Frozen Water Shutoff Valves should also be replaced.
