Plaza Deck Restoration - funded from 2017 Special Assessment. See Contract.

Exercise Room Improvements - new Saunas and separation walls
Plaza Deck Railing Repair - completed by R&J in May
Spectrum Installation and Service Startup - went live on Feb 28th.
Balcony Restoration - funded from 2017 Special Assessment. In April 2019, the Board approved an R&J Coatings Bid to Repair the Balconies. Owners voted in 2018 to Repair our existing Concrete Railings rather than Replace with aluminum. Balcony railing repair surveys were completed on both towers by CRA. See 2018 CRA Balustrade Repair Project Manual. Balcony floor waterproofing will be part of the balcony railing work as will stucco and painting the underside of 1st floor balcony's and stucco and painting of balcony ceilings where hurricane shutters were removed.

2019

LED Light Conversion - Total estimated power savings will be ~$6,700 or 11% annually.
Party Room Windows - completed window replacement
Engineered Life Safety System Study - completed a building study. Have until 2024 to implement.
Pool Deck Paver Repair - repaired loose and sunken areas of deck
Managers Unit - made ready for move in.
A-Level Pumping System Restoration - restoration completed by A+1 Electric Motors & Pump.
B-Level Office Renovation - the Bayshore office renovation was completed.
Fire Alarm Improvement - communication circuit between Fire Alarm and Fire Pump installed by Dynafire.

2018

Plaza Deck Railing Repair - section of railing replaced by ACE Enterprises. See Picture
Party Room Renovation - new carpet, baseboards, lights and furniture. See Picture
B-Level Windows - three new windows were installed by Atlantic Glass. See Picture
Bayshore Sign - repainted and installed new LED lighting. See Picture
Balcony Electrical Plug-ins - new plug-ins were installed by Perry Services
Sauna Room Floor - repair completed by ACE Enterprises.
LED Light Conversion - completed both garages and part of B-Level.
Landscaping - a significant amount of landscape work was completed by owners.
Stair Walls on Pool Deck - ACE Enterprises has repaired and painted these walls
Irrigation System - new irrigation system installed using SA funds

2017

Sliding Glass Door Replacement - 37 Units had Sliding Glass Doors Replaced along with Structural Repair around the doors
A-Level Elevator Lobbies - new Flooring was installed and steel doors were replaced
Balcony Ceilings - balcony ceilings were scraped of elastomeric coating and were stuccoed and painted

2016

B- Level Hallway and Lobby's - new vinyl Flooring was installed and the walls were re-Painted
Parking Garage Fireproofing - steel beams were cleaned, treated for rust and resprayed with fire retardant
Parking Garage Exterior Wall Repair - wall cracks and spalling were repaired
Plaza Deck Work - the seams where the Plaza Deck meets the two building were redone and two deck drains were replaced.

2015

Managers Unit Renovation - renovated kitchen and all walls & ceilings were re-textured and painted
Exercise Rooms & B-Level Bathrooms - these areas were renovated

2014

Swimming Pool Renovation - the swimming pool was resurfaced and new tile and paver ledge installed
Parking Lot - the asphalt was re-sealed and new parking lines added.
Garage Fire Sprinklers - the heat detecting sensors and water sprayers were replaced

2013

North Elevator Renovation - both of the north tower elevators were renovated
Pool Deck Maintenance - decorative pavers were installed over the existing pool deck
